The seasonally adjusted estimate for the number of dwellings approved in Australia fell 5.8% in September, following a 23.1% increase in August.

The trend estimate for total dwellings approved rose 1.9% in September, following a 0.8% increase in August.

  1. Trend break added to 'Private sector houses' trend series for February 2021

The seasonally adjusted estimate for private sector house approvals fell 7.8% in September, to 9,628, following a 4.8% increase in August. Private sector dwellings excluding houses approved fell 1.8%, to 6,622, following a 68.3% increase in August.

The trend estimate for private sector house approvals rose 0.2% in September, following a 0.2% rise in August. Private sector dwellings excluding houses rose 4.5%, following a 2.4% rise in August.

Seasonally adjusted summary, by state

The number of dwelling approvals fell in most states: South Australia (-19.7%), Tasmania (-10.8%), Western Australia (-9.3%), New South Wales (-8.8%), and Queensland (-6.2%), in seasonally adjusted terms.  Total dwelling approvals increased in Victoria (3.4%).

Approvals for private sector houses decreased in all states: Western Australia (-11.4%), Queensland (-8.6%), New South Wales (-7.9%), Victoria (-4.7%) and South Australia (-4.3%), in seasonally adjusted terms.

Trend summary, by state

The number of dwelling approvals increased in New South Wales (5.6%), Northern Territory (4.4%), Victoria (3.1%), Tasmania (0.4%), and South Australia (0.1%). Total dwelling approvals decreased in the Australian Capital Territory (-19.2%), Western Australia (-3.5%), and Queensland (-0.9%), in trend terms.

Approvals for private sector houses rose in South Australia (1.1%), Victoria (0.8%), and New South Wales (0.6.%). Western Australia (-1.7%) and Queensland (-0.8%) decreased, in trend terms.

Value of building approved, seasonally adjusted

The seasonally adjusted estimate for the value of total building approved fell 6.9% in September, following a 19.5% increase in August. The value of total residential building fell 12.7%, comprising of a 14.0% decrease in new residential building, and a 2.9% fall in alterations and additions.

The seasonally adjusted estimate for the value of non-residential building rose 3.7%, following a 11.5% increase in August.

Value of building approved, trend

The trend estimate for the value of total building approved rose 0.5% in September, following a 0.5% rise in August. The value of total residential building increased 1.3%, comprised of a 1.4% increase in the value of new residential building and a 0.6% rise in the value of alterations and additions.

The trend estimate for the value of non-residential building fell 0.8% in September, following a 1.2% decrease in August.

Post release changes

09/11/2022 - As advertised in the ABS future releases calendar, this additional information release contains the small area excel data cubes and csv files for the 2021-22 and 2022-23 financial years. 

03/11/2022 - Time-series spreadsheets from 20 through to 29 have been updated. The initial spreadsheets contained 0 values for the 'Apartments - in a four or more storey block' series between July 1991 to June 2016. No other series are impacted.
